This is a fabulous apartment on the top floor of an exclusive residence of high quality in the sought after suburb of Lower La Californie (Basse Californie). It is just minutes from the centre of Cannes.

The views from the beautiful terrace are simply the best! Breathtaking and magnificent. When I took the photos it was a hazy day and the photos fail to do justice to the depth and breadth of this lovely vista. 

The apartment is in need of renovation and hence I haven’t wasted a lot of space on photos of the interior. 

It comprises an entrance hall and a huge living and dining room. As it stands there are actually three bedrooms and a separate kitchen – however the third bedroom opens so completely and naturally onto the living and dining area that it is logical to create a beautiful kitchen here with views right through to the terrace and the sea, and to transform the existing kitchen into a laundry and utility room. That leaves two main bedrooms, each with a bathroom, the main room with its dressing room also opens onto the terrace through wide glass doors. There is a guest toilet.

It needs some work as it has been unloved (amazingly) – but the basics are all there – the floors are lovely, the ceilings, bathrooms – all are there. It needs a re-think on the kitchen and some love and care, and the result will be the most spectacular and beautiful apartment imaginable. 

The building is of high quality and very secure. There is of course a guardian, the pool, lovely gardens, a garage to keep a little run-about in, proximity to Cannes and the airport and the entire coast. I think this has it all!

The studio apartment on the 2nd floor has also been unloved, but it has its kitchen and its bathroom and opens onto a small terrace overlooking the gardens and the front of the building, so it also has a view over Cannes and the sea. With a tidy-up it will be a very attractive studio apartment or extra accommodation for the main apartment above. However it is optional. If one does not want the studio it is possible to buy the apartment on its own – leaving the seller to dispose of the studio separately.
