The charming little shopping centre in the suburb of Palm Beach is called Village Sablons. It has everything a little French village needs – a fabulous bakery serving the best cappuccinos in town, two grocery stores and an Italian delicatessen, two butcheries each offering their own specials and delights, a newsagent, laundry, hairdresser, pharmacy and post office. In the centre of it stands a little Fishermans Cottage dating back to the turn of the last century. The cottage was converted into a shop on the gound floor (now the Italian deli), and a charming apartment above it on the first floor. The walk to the centre of Cannes is through gardens and along the seafront of the Croisette, taking 15 minutes to the Palais des Festivals. The beaches are two to three hundred meters away on the east and on the west side (the property being on a peninsula). The eastern beaches facing Juan les Pins and Antibes are family beaches with restaurants, small boat and dinghy hire, volley ball, kite surfing and the like. The western beaches next to Port Canto on the Cannes side of the peninsula are more fashionable boasting beautiful beach restaurants, yachts for hire, trendy roller bladers, and the famous Croisette with its beautiful gardens and constant kaleidoscope of people to enjoy.
The apartment appeals to delegates to conferences as well as to holiday makers so as a rental unit it has great earning ability. However as a lock-up-an-go for weekends away, to enjoy the sunshine and glamour of Cannes at its best but in a village environment it’s a winner too.
The shop is lovely. It comprises a front shop opening onto the pavement in the very heart of the village, and behind it is a very large prefabricated storeroom which has been there for more than 20 years and will be there for ever. One walks directly from the shop to the adjoining store room as. The shop uses it as its stock room and there is a cold room within it. There is a basin and washing facilities, and a toilet.
If it is yield you are looking for this is a very good option. The apartment alone will yield 2.5% to 3% on your total investment as a seasonal and conference rental unit, or in a longer term residential rental role (both will render similar annual rental return), and the shop another 3.1%.
