This is a brilliant apartment.
Set at the bottom of Montfleury suburb, this impressive block is just 3 minutes walk to the Rue d’Antibes and six minutes to the Croisette. The position is central, yet quiet. It has a lovely swimming pool, sauna and gym for the use of residents and that is most unusual so close to town. Shops, a magnificent bakery and general commerce are just a minute away.
The apartment was designed and kept by the architect of the block for his personal use, and it is the biggest and the best apartment in the building by far. It is on the 4th floor of 4 with stairs to the roof level where there are three lovely bedrooms, three bathrooms and a main dressing room. There is also a marvellous “tropezienne” as the French call it - a completely closed in sunny terrace with no visibility in from any angle, therefore totally private (and ideal for nude sunbathing if that is what takes your fancy!)

The views are across Cannes’ rooftops and the hills beyond. There is no overlooking building – it is a view known as “dégagé” which means open and unbroken, or clear.
The official surface area of the apartment is 109m² but it is not permissible under French law to include anything under 1.8m in height, and neither is it permissible to include the areas covered by cupboards, bathroom and kitchen cabinets, etc. This “net living area” therefore is known as the “loi carrez” and is always the measurement used. Given that this apartment has generous cupboarding everywhere, and some of the upper bedroom and bathroom space fits in under a descending ceiling (see pictures) the floor plans would show significantly more than the 109m² allowed.
There is a lockable garage and a cellar in the basement.
If it were in Palm Beach it would be twice the price and if it were on the Croisette it would be three times the price, or more.
